LAND PROTECTION METHODS
CONSERVATION EASEMENTS
When the owner of land values conservation efforts but desires to retain the property in the family estate. A great solution is the Conservation Easement, which grants the Monarch Land Preservation Trust the right to restore the land and protect it for all pollinator populations for as long as the easement exists, usually for 99 years. The value of the easement is reimbursed to the owner of the land in the form of a tax deductible receipt for the fair market value of the easement each year.
LAND DONATIONS
A Grant Deed transfers the land to the MLP Trust outright in fee simple in exchange for a tax deductible receipt.
A Life Estate allows the owner to remain in possession of the property until their death, then the land transfers to the MLP Trust. In the meantime, the owner may allow restoration projects to commence on the property to restore indigenous habitats for pollinator populations.
A Land Grant or Conservation Easement may also be established by testamentary Will. The estate will receive a tax deductible receipt.
ACQUISITION
In rare circumstances some land may qualify for a Fair Market Purchase. This is rare but possible when the land is already established with indigenous habitat that is under immediate threat of being lost to agricultural or commercial development.
Alternatively, a Reduced Price with Donation Receipt is negotiated to provide a win-win solution that allows the property to be saved and transferred in to the care of the MLP Trust.
RESTRICTED RESALE
Land acquired through donation or purchased, may in rare instances be sold out of the trust with conservation restrictions to ensure the property continues to serve the pollinator protection goals of the Trust.

HOW DO MONARCH LAND GRANTS WORK?
